In February 2025, critical updates to Building Fire Safety Regulations in NSW are coming into effect. These changes will impact property managers, vendors, and building owners, requiring stricter compliance with fire safety certification and maintenance.
With summer bringing increased fire risks, now is the time to ensure your fire safety measures meet the latest legal requirements.
At Hands On Fire Protection, we help businesses and property owners navigate these changes, ensuring compliance with AS1851 Routine Service of Fire Protection Systems and Equipment and keeping buildings fire-safe.
What’s Changing in February 2025?
Mandatory Routine Servicing of Fire Safety Measures
From 13 February 2025, building owners must ensure that all essential fire safety measures are maintained according to AS1851 standards. This applies to buildings that require an Annual or Supplementary Fire Safety Statement.
What does this mean for you?
-
Routine inspection, testing, and servicing of fire safety equipment will be legally required.
-
Maintenance records must be kept on-site for inspection by FRNSW (Fire and Rescue NSW) and local councils.
-
Penalties may apply for non-compliance.
Action for Property Managers & Owners:
Now is the time to schedule inspections with a trusted fire protection company like Hands On Fire Protection to ensure all fire safety systems meet AS1851 standards.
Accredited Fire Safety Assessors Required for Certifications
Currently, a “properly qualified person” can assess fire safety measures for certification. But from February 2025, this will change. Only accredited fire safety assessors will be permitted to certify newly installed fire safety measures before a Fire Safety Certificate is issued.
What does this mean for you?
-
Every fire safety measure listed on your Fire Safety Schedule must be assessed by an accredited practitioner.
-
The name and accreditation number of the assessor must be recorded on the Fire Safety Certificate.
-
Only accredited individuals (not the installers) can certify fire safety measures.
Action for Property Managers & Owners:
Book your assessments early to avoid delays. Hands On Fire Protection has qualified fire safety professionals who can assist with compliance and certification.
